Our appraisers are committed to upholding the high standards of professionalism as AIC members.

Our appraisers are all members in good standing with the Appraisal Institute of Canada (AIC) and designated by the AIC as Professional Appraisers (P.App.); they are well versed in and adhere to AIC’s Canadian Uniform Standards of Professional Appraisal Practice (CUSPAP) and stay up to date with the changing industry through continuous professional development.

Two designations are required to appraise certain types of property. Canadian Residential Appraisers (CRA) are professionals who have the expertise to provide valuation and consulting services for residential properties, including acreages, homes in various stages of construction, and some multi-family buildings.

Appraisers with the Accredited Appraiser Canadian Institute (AACI) designation are qualified to offer valuation and consulting services for all types of real property, including agricultural, commercial, industrial, multi-family, and institutional property.

Jesse Kramps

Commercial / Industrial / Multi-Family / Reserve Fund Studies / Replacement Cost

Jesse joined Reliance Appraisal Consultants Ltd. in September 2005 as a candidate
member of the Appraisal Institute of Canada (AIC) and initially focused on residential appraisals. He later transitioned to commercial and industrial appraisals and gained significant experience with numerous consulting assignments. Jesse’s expertise in the field earned him the Accredited Appraiser Canadian Institute (AACI), Professional Appraiser (P. App.) designation in February 2012. He now specializes in commercial, industrial, and multi-family valuations and frequently performs replacement cost analyses for insurance purposes on various types of property. Additionally, he is well-versed in Reserve Fund Studies for all types of condominium complexes in accordance with the Provincial Condominium Act. Jesse’s commitment to ongoing education and professional development is reflected in the various courses he has completed through the Canadian Real Estate Association (CREA).

Nancy A. Hosack

Multi-Family Specialist / Replacement Cost / Reserve Fund Studies / Commercial / Industrial

Nancy’s career in property appraisal began as an assessor for the Province of Alberta, where she worked her way up to the position of senior assessor. In this role, she handled all types of property assessments, appeals, and training, and earned her Accredited Municipal Assessor of Alberta (AAMA) designation. After taking a break to focus on her family, Nancy joined Reliance Appraisal Consultants Ltd. in Lethbridge and obtained her Accredited Appraiser Canadian Institute (AACI), Professional Appraiser (P. App.) designation in 2002. Her expertise lies in evaluating commercial, special purpose, institutional, and multi-family properties, as well as urban land in Lethbridge and the surrounding area. With her extensive background in assessment and appraisal, Nancy has made a natural transition into her current area of specialization, Replacement Cost Analyses and Reserve Fund Studies for both residential and non-residential developments

Denise B. Stephen

Single Family Residential / Multi-family / Acreages

Denise completed her Honors Diploma in Marketing Management from N.A.I.T. –
Business Administration in 1983, and later earned a Bachelor of Commerce from the University of Alberta in 1986. Prior to her career in property appraisals, she held management positions for over a decade at the Lethbridge Symphony Association, University of Lethbridge Students Union, and Nikka Yuko Japanese Garden Society. Denise joined Reliance Appraisal Consultants Ltd. in July of 2003 as a candidate member of the Appraisal Institute of Canada (AIC) and obtained her Canadian Residential Appraiser (CRA) designation in 2006. She is currently an active member of the AIC and currently serves as the local chapter’s chair. Denise’s area of specialization is residential and rural property appraisals in the Southern Alberta region, including the City of Lethbridge.

Laurier D. Kramps

Agricultural / Commercial / Industrial

In 1972, Laurier began conducting appraisals in Edmonton, focusing on residential
properties. Over the last six years of his time in Edmonton, he expanded his expertise into the commercial field. In 1979, Laurier received the Accredited Appraiser Canadian Institute (AACI), Professional Appraiser (P. App.) designation from the Appraisal Institute of Canada (AIC). In 1980, he joined Reliance Appraisal Consultants Ltd. in Lethbridge and has since gained extensive experience in valuing all types of real estate, including agricultural, commercial, industrial, multi-family, and institutional properties. Laurier is a qualified expert witness in several areas of litigation and provides consulting services in real estate valuation, arbitration, and litigation. He previously served as Chairman of the Lethbridge Chapter of the Appraisal Institute of Canada and as a member of the Board of Directors of the Alberta Association of the Appraisal Institute of Canada.

Administrative Staff

The team at Reliance Appraisal Consultants Ltd. also includes administrative staff to assist our clients, provide support to the appraisers, and ensure the smooth operation of the office. Their combined experience in a variety of fields and disciplines allows Reliance Appraisals to provide the highest standard of customer service to our clients throughout the appraisal process, from the first inquiry to the successful delivery of their report.
